If you successfully negotiate with the sellers or builder of the home you wish to purchase and they agree to make needed repairs, you may want to request a re-inspection. Given sufficient notice, we make every effort to have the original inspector return to revaluate after the repairs are made. This re-inspection can be extremely important, as sometimes sellers have been known to apply a “bandage” type repair rather than the really necessary repair. For example, caulking a bad shower pan’s drain may temporarily stop a leak (cost approximately $20) but if the repair cited as necessary was a new shower pan (most cost approximately $2,000 to install), then it’s important to make sure that a new shower pan was indeed installed.

Cost for re-inspection is on an hourly basis and unless the list of repairs the seller agreed to is extremely long, it usually requires no more than one hour on site.
